The Mistake of Designing for a Brochure
A glass tower photographed in a temperate-climate brochure looks effortless. Built unchanged in Accra, it can become an air-conditioning bill that never stops — a greenhouse with a view. Ghana’s climate is not a footnote to a glazed façade; it is the first design constraint. Intense solar gain, high ambient temperatures, and driving tropical rain during the wet season all act on the envelope before aesthetics get a word in. What the Climate Does to a Glass Façade
Solar gain
Ghana sits near the equator. Without solar control, glass admits heat that the air-conditioning then has to fight, every hour of every working day. Over a building’s life that is one of the largest avoidable operating costs an envelope can impose.
Driving rain
The wet season brings wind-driven rain that tests every joint, gasket and seal. A façade that passes a still-water check can still leak under wind-driven rain — which is why water performance is tested under pressure, not just observed.
Glare and occupant comfort
Uncontrolled daylight produces glare that drives occupants to draw blinds — defeating the point of a glass façade and the daylight it was meant to bring.
Getting the Glass Build-Up Right
Solar control and low-E
A solar-optimised façade uses solar-control coatings and low-emissivity (low-E) layers to reject heat while keeping useful daylight. This is the single highest-leverage decision for running cost in a Ghanaian glass building.
Insulated (double) glazing
A double-glazed, low-E build-up cuts heat transfer far better than single glazing — the up-front premium is repaid in cooling load over the building’s life.
Laminated and toughened glass
Laminated build-ups add safety and acoustic benefit; toughening adds strength where wind load or impact demands it. The right combination depends on height, exposure and use.
The Glass Is Only Half the Answer
A premium glass on a poorly engineered frame still leaks and still transfers heat through the framing. The whole envelope — frame, glazing, gaskets, brackets and movement joints — has to perform together, and the choice of stick or unitised system interacts with the glass decision. Performance is proven by pressure and water testing, not assumed.
The Honest Cost Trade-Off
High-performance glass costs more than basic glass — there is no honest way around that. But a façade that under-specifies the glass to save up front can cost far more across its life in cooling, glare remediation and occupant complaints.
