Façade BIM Coordination Explained — Why the Envelope Gets Modelled First

The Expensive Moment a Façade Goes Wrong

The most expensive thing that can happen to a façade is not a panel that breaks. It is a panel that arrives on site, gets craned up to the eighth floor — and does not fit. A bracket lands where a structural beam already is. A unitised panel is 40mm too tall because the slab edge sits where nobody confirmed it would. By the time you discover this, the panel is fabricated, the crane is booked, and the programme is already moving.

That moment is exactly what façade BIM coordination exists to prevent. It builds the envelope once, accurately, inside a 3D model — and finds the clashes there, where fixing them costs an hour of an engineer’s time instead of a week of site disruption.

What “BIM Coordination” Actually Means

BIM — Building Information Modelling — is not just a 3D picture. It is a coordinated digital model where the façade, the structure, the floor slabs and the building services all exist as real, dimensioned objects that can be checked against each other.

Clash detection

The model is run against the structural and services models to find physical conflicts — a façade bracket trying to occupy the same space as a beam, a mullion fouling a duct. Each clash is logged and resolved on the screen before anyone fabricates anything.

Setting-out and the slab edge

A façade hangs off the structure, so it lives or dies on where the slab edge actually is. The model ties the panel layout to surveyed slab positions, so the brackets are detailed to the real building rather than the idealised drawing.

Fabrication-ready geometry

Once coordinated, the model carries the exact panel sizes, bracket positions and glazing setting-out through to fabrication — so what is made matches what was modelled, and what was modelled matches the building.

The Framework Behind It: ISO 19650

When clients ask whether our BIM work follows a recognised standard, the honest answer is precise. The internationally recognised framework for managing information across a BIM project is ISO 19650 — it governs how information is structured, named, exchanged and approved between the design team, the contractor and the façade engineer. We work within that framework. It is a process and information-management standard, not a test certificate, and we describe it as exactly that — no more.

What It Saves on a Ghana Project

On a mixed-use building in East Legon or a tower in Airport City, coordination pays for itself in places that do not show up on a brochure.

The Honest Limits

BIM coordination is not free and it is not magic. It takes engineering time up front, and on a small, simple, low-rise building it can be more process than the project needs. Where it genuinely earns its keep is on complex or tall buildings — unitised towers, irregular geometry, tight programmes, or any job where a panel that does not fit becomes a five-figure problem.
